House Rules

To ensure a safe, enjoyable, and respectful stay for all guests and to preserve the tranquility of our 3-bedroom Airbnb in Counce, TN, we kindly ask you to follow these house rules:

• No Parties or Events: Parties, large gatherings, or events are strictly prohibited to maintain the peaceful atmosphere of our wooded retreat and respect our neighbors. Only quiet, low-key gatherings among registered guests are permitted on the deck or screened porch.
  
  
• Registered Guests Only: Only guests listed on the booking (up to 8) are allowed on the property. No unregistered visitors or overnight guests are permitted without prior host approval.
  
  
• Pet Policy: Up to two well-behaved dogs (under 50 lbs each) are allowed with prior approval and a $50 non-refundable pet fee per dog. Pets must be house-trained, leashed outdoors, and not left unattended unless crated. No pets on furniture or beds. Clean up pet waste immediately. • No Smoking or Vaping: Smoking or vaping of any kind (including cigarettes, cigars, e-cigarettes, or marijuana) is strictly prohibited indoors and on the screened porch. Smoking is permitted only on the outdoor deck, with proper disposal in provided receptacles.
  
  
• Respect the Property: Treat the home and its furnishings with care. Report any accidental damage promptly. Guests are responsible for repair costs beyond normal wear and tear.
  
  
• Quiet Hours: Observe quiet hours from 10:00 PM to 7:00 AM to respect the serene wooded setting and nearby residents. Keep noise levels low on the deck and porch during these hours.
  
  
• Wildlife & Grounds: Do not disturb wildlife (deer frequent the 1-acre lot). Stay on designated yard/deck areas and avoid venturing into deeper wooded sections. No littering or leaving food outdoors to prevent attracting animals.
  
  
• Check-In/Out:
  • Check-in: After 4:00 PM (flexible with prior arrangement).
  • Check-out: By 10:00 AM. Leave the home tidy, with dishes cleaned and trash bagged in designated bins.
    
    
• Safety & Security:
  • Lock doors and windows when leaving the property.
  • No open flames (candles, fireworks) indoors or near the wooded lot. Use the grill on the deck safely and never leave it unattended.
  • Follow local fire bans, especially during dry seasons.
    
    
• Amenities:
  • Use the kitchen, Wi-Fi, and other amenities as intended.  Smart TVs are available for use.  Guests are solely responsible for logging out of streaming applications.  We cannot guarantee timely logout if forgotten.
  • Conserve water and electricity; turn off lights and appliances when not in use.
    
    
• Local Laws: Comply with all local regulations, including noise ordinances and Pickwick Lake boating/fishing rules if applicable.

Failure to follow these rules may result in additional fees, early termination of your stay, or loss of security deposit (if applicable). We’re thrilled to share our serene retreat with you—thank you for helping keep it a special place!
